All RJH buildings have several common denominators. Natural LightNearly all RJH buildings occupy prime central city, north facing corner locations. The few exceptions are free standing tower blocks set on podiums with four sided natural light, thereby having the same important natural light characteristics.Lifts and Air-ConditioningParticular attention is paid to lift servicing and air-conditioning to ensure the highest standards possible.The company only acquires buildings in which the ratio of lifts to floor areas is a minimum 150% times that generally accepted as an office building standard norm. Most existing New Zealand and Australian CBD office buildings were constructed prior to the now common open plan space application and provide lift and air-conditioning facilities designed for a significantly lesser number of occupants than has eventuated. As a result lessee dissatisfaction with inadequate lifts and poor quality air-conditioning is common-place. That is not the case with RJH buildings. FoyersOur building foyers are developed to a high standard to ensure a welcoming environment. A common feature is the display of quality art-work, not of the nonsensical twisted metal category. CleaningRJH buildings are subject to two-monthly exterior window cleaning. The industry standard is every four months. Building NamesNaming rights on individual office buildings earn between $20,000 and $100,000 p.a. depending on the building’s location and size. Such rights are subject to varying lease terms. RJH has a policy, peculiar to it, that at the expiry of these naming rights agreements, of forfeiting them as an income source and rebranding the building with a more general name. For example, the company rejected an offer for naming rights of the former Wellington Commercial Union building and after completing its modernisation redevelopment, rebranded it City Chambers. A similar rebranding will occur in Wellington with Sybase House, Solnet House and in Auckland with Qantas House, at the expiry of current contracts. This policy is based on the company’s research showing that lessees prefer not having to place other commercial organisations’ names on their stationery. PavementsIt is astonishing that so many Auckland and Wellington CBD pavements remain tar-sealed, something now only found in African cities. As much as anything ornate paving lift a building's presence and add hugely to a city's ambience. Rather than wait, possibly forever, for Council action, RJH obtains permission and at its own cost of around $60,000 per building, paves outside its buildings. Luxury SuitesDespite being lessor to a number of large floor area-using Government departments, the company’s specialty is the provision of high quality office suites. These vary in design but commonly include wooden-floored foyers, smart reception areas and many built-in features such as modern kitchens and CD music systems for the foyer and offices, run from the reception but with individual office controls. Potential lessees should enquire with any of the several hundred RJH lessees, ranging from large multi-floor government departments to small suite users, to learn of the very high degree of lessee satisfaction and appreciation for the standards of service delivered. |
